2021 YEAR IN REVIEW

Metro Vancouver home sales reached an all-time high in 2021. Last year's sales were 33% above the 10-year sales average, and 2021 beat the previous all-time sales record set in 2015 by 4%.

BC Gov plans to restrict blind bidding

The government of BC is considering legislation to restrict blind bidding in an effort to cool the real estate market.

MARKET UPDATATE - October 2021

Here's what happened in the Vancouver housing market in October 2021. The Real Estate Board of Greater Vancouver reports that sales were up 11% from last month, and 22.4% above the 10-year October sales average. The total number of NEWLY listed homes for sale on the MLS® is down 21.7% compared to last month. The total number of homes listed for sale on the MLS is down 13% compared to last month. The sales to active ratio for all property types is 43.5%, which means it's a Seller's Market. The MLS® Home Price Index for all of Metro Vancouver is up 14.7% from October 2020.

MARKET UPDATATE - September 2020

Here's what happened in the Vancouver housing market in September 2021. The Real Estate Board of Greater Vancouver reports that sales were down 13.6% compared to September 2020, but only 0.1% from last month. The total number of newly listed homes for sale on the MLS® is UP 28.2% compared to August 2021. The sales to active ratio for all property types is 34.1%, which means it's a Seller's Market. The MLS® Home Price Index for all of Metro Vancouver is up 13.8% from September 2020.

The MLS® Home Price Index for all of Metro Vancouver is up 14.5% from June 2020.

MARKET UPDATATE - May 2021

Here's what happened in the Vancouver housing market in May 2021. The Real Estate Board of Greater Vancouver reports that sales were down 7% compared to April 2021. The total number of homes currently listed for sale on the MLS® is up 7% compared to April 2021. The sales to active ratio for all property types is 38.9%, which means it's a Seller's Market. The MLS® Home Price Index for all of Metro Vancouver is $1,172,800. This is up 1.5% compared to April 2021.

March 2021 Market Update

Here's what happened in the Vancouver housing market in March 2021. The REBGV reports that in Metro Vancouver, there were 5,708 sales in March. That’s up 126% from March of last year. March sales were up 53% from February 2021 and 72% above the 10-year average. That's the highest number of sales EVER recorded in Metro Vancouver.

Here's what happened in the Vancouver housing market in February 2021. 
The Real Estate Board of Greater Vancouver reports that residential home sales overall are up 73.3% from February of 2020, AND they're up 56% from January of 2021.  That is 42.8% above the 10-year February sales average.

MARKET UPDATATE - January 2021

The Real Estate Board of Greater Vancouver reports that residential home sales were up 52.1% compared to January 2020. That’s 36.4% above the 10-year average for January. Sales of detached homes in January were up 68.6% compared to January 2020. The MLS® HPI benchmark price of a detached home is up 10.8% compared to January 2020. Sales of condos are up 46.8% from January 2020. The MLS® HPI for all residential properties in Metro Vancouver is up 5.5% compared to January 2020.

2020 YEAR IN REVIEW

Here's what happened in the Greater Vancouver real estate market in 2020. The Real Estate Board of Greater Vancouver reports that residential home sales totalled 30,944 in 2020. That’s up 22.1% from 2019 and up 25.7% from 2018. Home listings in Metro Vancouver are up 4.6% from 2019. The Home Price Index for all residential homes in Greater Vancouver is up 5.4% from December of 2019.

Here's what's been going on in the Vancouver housing market. Residential Home Sales are up 29% from Oct 2019 and 1.2% from Sept 2020. Listings are up 36.7% from Oct 2019 and 13% down from Sept 2020. Last month's sales were 34.7% above the 10-year October sales average.
